A brick wall that looks solid can still be taking in water. In the Northwest Suburbs, rain, snow, wind, and repeated freeze-thaw cycles can drive moisture into porous brick and failing mortar joints. Learning how to waterproof brickwork starts with one critical principle: masonry must be repaired and protected without sealing moisture inside.

The right approach can help preserve your home's exterior, protect chimney masonry, and reduce the risk of spalling brick, deteriorated mortar, interior moisture stains, and costly structural repairs. The wrong product or application method, however, can make existing moisture problems worse.

Waterproofing Brickwork Starts With Finding the Water Source

Brick is not naturally waterproof. It is a porous masonry material designed to absorb and release small amounts of moisture. A healthy brick wall manages water by shedding most of it at the surface and allowing remaining vapor to escape through the masonry.

Problems begin when water enters faster than the wall can dry. That may happen because mortar joints have worn away, bricks have cracked, chimney flashing has failed, gutters overflow near the wall, or a wall has been coated with a non-breathable sealer. Before applying any water-repellent treatment, identify where the water is coming from.

Look closely for crumbling or recessed mortar joints, white powdery deposits called efflorescence, cracked brick faces, damp areas below rooflines, peeling paint, and water stains on interior walls. On chimneys, inspect the crown, flashing, cap, and the mortar joints around the upper courses. These areas receive the most direct weather exposure and commonly need attention first.

If the wall stays wet long after rainfall or bricks are flaking apart, the issue is more than cosmetic. Moisture may already be affecting the masonry system.

Repair Masonry Before Applying a Water Repellent

A water-repellent product is not a substitute for masonry repair. It cannot permanently bridge wide cracks, rebuild missing mortar, correct a leaking chimney crown, or stop water entering through failed flashing. Applying sealer over those conditions often hides the symptoms while allowing the damage underneath to continue.

Start with necessary repairs. Deteriorated mortar should be removed to a proper depth and replaced through tuckpointing. The replacement mortar must be compatible with the existing brick, particularly on older homes where overly hard mortar can contribute to brick damage. Cracked, loose, or severely spalled bricks may need replacement. Chimney crowns, caps, flashing, and adjacent roof drainage should also be evaluated when moisture is concentrated around a chimney.

Choose a Breathable Masonry Water Repellent

For most exterior brickwork, the best choice is typically a penetrating, vapor-permeable water repellent rather than a surface coating. Products based on silane, siloxane, or a silane-siloxane blend are commonly used because they penetrate into the masonry and reduce liquid-water absorption while still allowing water vapor to move outward.

That breathability is essential. Brickwork will occasionally get wet, even after treatment. A quality repellent helps the wall dry rather than turning it into a sealed container.

Avoid treating every masonry product as interchangeable. Some coatings create a visible film across the brick face. They may initially appear effective, but a film-forming coating can peel, discolor, or prevent the wall from drying if moisture is already present behind it. Clear does not always mean breathable, and a product marketed as waterproof is not automatically appropriate for historic or residential brick.

Paint is also rarely the first answer for exposed brick masonry. Once painted, brick requires ongoing maintenance, and moisture behind the paint can cause blistering or peeling. If you want to change the appearance of brick, first confirm that the wall is dry, sound, and suited to that finish.

How to Waterproof Brickwork Step by Step

Once repairs are complete and the masonry has had time to dry, preparation determines whether a water-repellent treatment performs as intended.

Clean the Surface Carefully

Remove dirt, algae, mildew, and loose debris so the repellent can penetrate evenly. Gentle cleaning is usually preferable to aggressive pressure washing. High pressure can damage aging mortar, force water deeper into the wall, and loosen compromised brick faces.

If efflorescence is present, address the moisture source first. Brushing away the white residue without correcting the water intrusion only treats the visible result. Any cleaning product should be appropriate for masonry and thoroughly rinsed according to its directions.

Wait for Dry Weather and Dry Masonry

Apply masonry water repellent during a dry weather window, with temperatures within the manufacturer's recommended range. The wall itself must be dry enough to accept the product. Applying it before rain, during freezing conditions, or onto saturated masonry can lead to uneven coverage and reduced penetration.

In Illinois, late spring through early fall often provides the most suitable conditions, but weather matters more than the calendar. A qualified masonry contractor will consider recent rainfall, overnight temperatures, sun exposure, and the wall's current moisture level before beginning.

Protect Windows, Landscaping, and Adjacent Materials

Cover glass, painted trim, metal fixtures, and landscaping as needed. Overspray can leave marks or residue, especially on windows and finished surfaces. Masking and controlled application are particularly important around detailed brickwork, stone accents, doors, and chimney components.

Apply an Even, Saturating Coat

Follow the product's coverage and application directions precisely. Most penetrating repellents are applied by low-pressure spray, roller, or brush, depending on the size and layout of the wall. The goal is consistent saturation, not a thin cosmetic coat.

Work from the top down and keep a wet edge so the product does not dry in overlapping patches. Pay close attention to mortar joints, brick ledges, parapets, chimney shoulders, and other horizontal surfaces where water tends to collect. Some products call for a second wet-on-wet coat, while others are designed for one application. More is not always better, so use the specified method.

Do Not Ignore Drainage and Chimney Details

Waterproofing exterior brickwork is only one layer of protection. Water should be directed away from the masonry in the first place. Clean gutters, properly connected downspouts, sound roof flashing, and correct grading all reduce the volume of water reaching your walls and foundation.

Chimneys deserve special attention because they stand above the roofline and receive weather from every direction. A water repellent can help protect sound chimney masonry, but it will not fix an uncapped flue, a cracked crown, missing flashing, or damaged mortar joints. Those issues should be repaired before protective treatment is considered.

A chimney that shows flaking brick, loose mortar, rust staining, or interior leaks may need a closer inspection. Since chimney damage can affect both the structure and fireplace safety, it is wise to have it assessed by a masonry and chimney specialist rather than relying on a surface treatment alone.
